Job Description

1.	Establishment of leasing activity:
- Propose a SOP for tenant leasing.
- Draft required documents (LOI, LA).
- Prepare marketing tools such as brochures
2.	Overall Retail Zone Planning:
- Propose zoning plans and tenant mix in line with the concept
- Propose a rent roll matrix with the required CAPEX contribution allocation
3.	Anchor Leasing and Design Support:
- Conduct interviews with potential anchor tenants to gauge their interest in leasing.
- Organize leasing terms and conditions, including managing CAPEX contribution.
- Review leasing plans, including space allocation and other details.
4.	Leasing:
- Organize leasing policies, including rent, service charges, and levies.
- Engage with tenants in line with the tenant mix and zoning plans.
- Serve as the point of contact for agents.
- Serve as the point of contact for fit-out vendors.
5.	Recruitment Support:
- Assist in the recruitment of the leasing team for the project company.
6.	Marketing support:
- Cooperate with the office, hotel/SA, and residential teams to seek collaboration opportunities.

Job Requirement

•	Bachelor's degree in Business Administration, Real Estate, Urban Planning, or a related field.
•	Minimum of 5 years of experience in retail planning and leasing, preferably in mixed-use developments. 
•	Fluent in English
•	Proven track record of successful tenant mix strategy and leasing negotiations.
•	Experience in international market expansion or attracting foreign businesses to a new market is highly desirable.
•	Knowledge of international retail markets analysis and leverage connections to attract international tenants. 
•	Strong understanding of market trends and customer demographics specific to Jakarta.
•	Excellent interpersonal and communication skills, with the ability to engage effectively with a wide range of stakeholders, including potential tenants and project teams.
